Fire Risk Assessments

Our service identifies, assesses, and mitigates risks across all property types, ensuring compliance and safeguarding occupants in residential, commercial, and various other sectors

Why Do I Need a Fire Risk Assessment?

A Fire Risk Assessment helps you identify potential fire hazards, protect occupants, and demonstrate that your building is being managed responsibly. It provides a clear understanding of risks and the actions needed to reduce them, as well as being a legal requirement.

When is a Fire Risk Assessment Suitable?

✓ You manage a residential block, commercial property, or mixed-use building
✓ You’ve recently taken on a new property or portfolio
✓ There have been changes to the building layout, occupancy, or use
✓ Your existing assessment is outdated or no longer reflects current conditions
✓ You need clarity on fire safety responsibilities and risk levels

Key Considerations Before Proceeding

  • Fire Risk Assessments should reflect the current state of the building. If conditions have changed, your assessment may no longer be valid.

  • Different property types and ownership structures can affect who is responsible for fire safety.

  • Outstanding actions from earlier reports can increase risk and impact compliance.

  • Having clear, organised records makes ongoing management and decision-making much easier.

How Fire Risk Assessments Support Compliance

A Fire Risk Assessment helps you meet your legal responsibilities under the Regulatory Reform (Fire Safety) Order 2005, which requires responsible persons to identify fire risks and put appropriate measures in place.

For residential buildings, it also supports compliance with the Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022, which place additional duties on building owners and managers to assess and manage fire risks in multi-occupied buildings.

Together, these frameworks require a clear, documented approach to identifying hazards, reducing risk, and maintaining fire safety standards across your property.

What You Should Do Next

  • Gather basic details about your property (size, use, number of units)

  • Review any previous fire risk assessments or reports

  • Identify any known issues or recent changes to the building

  • Consider whether you need support across a single property or a wider portfolio
